Two and a half years ago, our nice landlady moved out of Oakland and turned over managment of our small building to Lapham Property Management. We're no longer able to reach her, and we havevery real issues with Lapham. The extent of their service to the property is to do an annual "inspection", take photos of areas needing repair, and then disappear. The house is in dire need of repair, the deferred maintenence have made the house basically unlivable: leaking roof, water damaged floors, dangerously unusable appliances, window frames so rotted the glass is falling out & can't be locked, creating a serious security issue, rotted railings on the outdoor stairs, etc. We've lived with these and many other problems for well over a year & a half. We contacted them via their website, in writing with their maintenence request forms, and in person during each of their annual inspections. They never sucessfully repaired a single item. They've never once done any routine property maintenance. I complained in person early on to the owner of the company at their office about some of these problems & was verbally attacked and treated with such disrespect & hostility I've not felt safe doing so again. Now they're doing something entirely new. They're serving us with eviction notices every month for non-payment of rent, though they are cashing our checks which are delivered on time by hand to their office; we've never been late or bounced a check. Our roomie moved out, & we are not able to find a new housemate who is willing to put up with the disrepair and the hassle (and who would blame them)? We're afraid they're affecting our credit rating, we're tired of paying top dollar rent for a basically unusable house, & we're worried that the nice building owner knows nothing about the deferred maintenence, which has already progressed to a point where it will cost 10 X more to fix than if Lapham had responded promptly to our complaints. Do yourself a favor and avoid them!

Cons: just about everything.
