Renters BEWARE of HERITAGE REALTY, SAN MATEO, CA – This review is based on my opinion only but I'll tip my hat to anyone who has a better experience with this company. Good luck to future victims... I mean renters!
To be as nice as I can... Don't rent from this company if you value the following:
Your time TRYING to reach them to fix problems
Your money, because they seem to find a way of charging up the gazoo for ANYTHING
Don't mind random rent increases
Don't mind shotty Customer Service for basic info/questions any bimbo could provide
Want your RIGHTFUL rental deposit refunded!
I could go on, but I think I've made my point - and with a smile :0) Because I don't have to deal with these misfits anymore! Thank goodness.
Do not rent from them – I rented their house for six years. During the six years, I paid to clean carpet every year. I never draw a line on the wall. When I plan to move, everything got ugly. I told the manager one month before. They said they would count the day from the day the receiving written notice. I had to pay for 3 extra days. Ok that's fine. Then I moved and the house is still in great condition. I waited 3 month, and did not get my deposit back. I have to call many times, after I reached their top manager; I have to get in person. And they deducted half for no reason. They said it was for painting, cleaning. That's unreasonable. Nobody would pay painting and carpet cleaning for live in six years. These guys are smart enough to think that you would not sue them for 500 bucks. Then they exactly deduct that amount. This is the worst real estate ever.
Unresponsive, not interested in assisting me. – I was completely baffled at the difficulty I was having getting basic information about a rental property from this company. Then, I read all the reviews online, and it made sense. I've not found one good review for them to date. They did not respond to my emails for over a week, and then I got a "mailbox full" response. I couldn't get my fax through (unsuccessful) due to problems on their end. Finally I got a terse response from an agent. She appeared not interested in assisting me. I eventually reached the broker, and he refused to give me any of the information I requested. Then, I looked for reviews online about this company and it all made sense. I wonder if the owners of these rental properties are aware of how their management company is dissuading potential renters.
Don't rent here if you want to keep your deposit – I only gave this agency a star because I had to give them something. My husband and I tried to rent a property with them and gave them a deposit right away. It turned out the property wasn't going to work out for us. So without signing a lease the agent took our deposit. So within one hour of giving our check the agent refused to give us back our deposit. They gave us back half our deposit and got $1000 for 2 minutes of work they had plenty of back up of other potential tennants. I knew what we did was wrong and I would expect to pay the application / credit check fee but this was ridiculous. Never never rent through them! I should have sued!
Terrible- Beware of Renting from them. Good Luck getting your deposit back – Do not rent from Heritage Realty, they do not correct any problems with your rental including not fixing the heater during winter, took two weeks. They never return any phone calls, lose your rent check after it has posted your account, call you and tell you they never got it. Most rentals have dirty old carpets and floors, which they refuse to put new ones in, and then expect you to clean them after you leave. When I moved in the carpets were still dirty and had spots, Terry the owner told me, "we won't charge you for that when you leave" I have cleaned the carpets twice since I've live in my unit and still dirt keeps coming up, they have to be over 10 years old. The paint is peeling off the cabinet and trim has the painters put water base over enamal and then Heritage tries to charge you for damage to the paint when you leave. There are roof rodens all over the property and goofers that have distroyed the lawn even when I've tried to get rid of them, Heritage still does nothing, they are only about collecting the rent.
Worts property manegement ever – Never consider this company as the property management! The worst Realtors ever.
They are not helpful at all, never fixing any problems. Don't answer the phone, not willing to communicate and help.
Unresponsive, incompetent, don't know CA tenants rights and laws. – I'd say Heritage Realty is the definition of zero star.
Not competent - unresponsive to emails, phone calls, and written letters; property mgmt doesn't respond completely to clearly defined requests; they do not keep regular hours (arrive at work after 9:30, leave before 4:30) and are not available on weekends; multiple agents at Heritage Realty dealt with us at different times and with varying levels of success
Not very courteous - If you manage to get one of them on the phone, they are nice enough. This doesn't make up for their incompetencies in all other areas of business.
Don't maintain property well - Multiple tenants reported a serious leak affecting the building and it wasn't repaired in a timely manner; have refused to replace old leaky toilets and taken an extraordinary amount of time to repair broken bathroom fans, ovens that don't heat up, and washers that don't drain
Worst property manager ever. – I'm sorry I didn't read these reviews earlier. Everything I've read about this company has been borne out by personal experience. My husband and I just moved to San Mateo about two months ago, and we are renting a property managed by Heritage Realty. The house underwent major renovations before we moved in, but the renovators left a lot of incomplete jobs. We submitted our "walk through" document to Heritage expecting that they would have a handy man come make the repairs within a few days. More than two weeks later, and after repeated phone calls from both of us, Heritage finally sent someone to fix the problems. Only about half the problems were addressed and the handy man said he would be back to fix the rest. We're still waiting. Cracked walls, non-working electrical outlets, and an ant infestation-- apparently none of these merit attention. We put in about five phone calls for every one we get back, and we just got here! As another poster mentioned, we're paying a lot of money for this property. We deserve at least some attention!
One star is one to many for this company – Been renting with them for 1 1/2 years now. Twice now they've tried to raise our rent drastically which both times we've gotten the OWNER of the house to tell them no. They are completely disorganized and seem incapable of staffing anyone that seems to have even a basic understanding of the English language. I called about wasps in our kitchen last summer, after they had been there for a week. First they thought I was calling about the dishwasher, after 30 minutes of repeating "WASPS LIKE BEES BUZZ BUZZ STING STING" they finally got it and told me to wait a few days to see if they left! So after two and a half weeks of not being able to use our kitchen they finally sent out an exterminator. The owner of the house was aware of bad plumbing in the house but they repeatedly tried to push off the plumbers bills on us. They also like to do "Walk throughs" at which point they come to your house (the guy came with our house owner, to our house) and treat us, the tenants, rudely while kissing the owner's bum the whole time. Its not like our rent here is cheap, we are giving out a good amount each month for this house. I just don't think its out of line to treat tenants with as much respect as the owner, after all we pay a lot of money for a horrible middle man service. This is just the tip of the iceberg of the issues we have dealt with here. I'd advise staying away from this company if you have any choice! RENTERS BEWARE!
avoid this rental property – I agree with the other "one star" rating....if they had a "no star" option I would have chosen that. This rental company is unprofessional and sadly very disorganized. They are incapable of answering basic questons regarding your lease and do not respond in a timely manner for maintenece requests (say a month to fix something). They really seem to not care about the tenants . They change the terms of your lease without proper notification to say the least. I would never recommend this place due to their lack of managment skills and incompetence.
